What are your income or background check requirements to rent a unit?

Individuals

  • Income:
    • Gross monthly income (combined of occupants if applicable) must be 2.5x monthly rent
      • Will be required to provide any of the following
        • Paystubs (must be current and a minimum of 1 month’s worth) – If new job, offer letter confirming pay may be provided as a supporting document
        • Downloaded PDF bank statements (most recent 3 months) – preferably showing job income deposits. Savings and investment accounts are also accepted as additional proof of assets if your current income does not meet the requirement above. In general, more evidence will help your approval)
  • Photo ID of all adult occupants (Drivers license or other government issued photo ID)
  • Background checks will be conducted independently by the property selected and will be approved/denied at their discretion
  • If occupants are foreigners, the property selected may require occupants to provide proof of legal residency in the US in order to comply with current immigration laws.

LLC 

Lease will be required to be in the name of the individual(s) residing in the apartment, but invoicing may be done to the name of the LLC for tax purposes if necessary

  • Income/assets requirements, photo ID & background checks policies will be the same as outlined above for individuals

Company (with National footprint)

  • Letter of financial responsibility signed by authorized signatory on a Company letterhead
  • Photo ID of all adult occupants (Drivers license or other government issued photo ID
  • Background checks will be conducted independently by the property selected and will be approved/denied at their discretion.
  • If occupants are foreigners, the property selected may require them to provide proof of legal residency in the US in order to comply with current immigration laws.

What are your application fees?

We charge a non-refundable application fee of $175 plus $75 per adult occupant to cover various fees related to the property application, processing, and background check for most properties.

Do I have to pay a deposit?

Yes, a refundable deposit typically starting at $2,000, or $1,500 plus $15/month.

All Non-refundable property deposits are directly passed on to guests.

Please note that some refundable deposits can be higher due to factors such as:

  • High Early Termination Fees from the property
  • A booking where the guest has not viewed the actual unit being rented
  • Pets staying in the unit
  • Smoking is allowed in the unit or property being rented
  • The lease holder being an individual vs a corporation

What payment options do you accept?

You can pay with any of the payment options below:

  • Credit/debit card (Please note all credit card payments require an additional 3% processing fee)
    • We accept credit card payments on our website here. Please input the amount given by your representative.
    • We can also send you an invoice via QuickBooks.
  • Bank Transfer via QuickBooks
    • We will send an invoice to your email address
    • You can then input your banking information to proceed with your payment.
  • Late Fees : Please note that a $10 fee will be applied for every day that the invoice is past due. Pay your rent promptly to avoid any additional fees or eviction.

How soon can I book a place?

For a “Leased by SnapStays” option we can typically accommodate you within 3-5 business days. For a “Furnished by SnapStays” option we may be able to accommodate you in as short as 3 business days after you are approved for a property; you can contact us with specific needs/questions.

How soon will I get my deposit after moving out?

Typically, we can initiate the refund within 30 days of your move-out date.
